We offer studio, one-, two-, and three-bedroom apartment homes with open-concept layouts, modern finishes, spacious living areas, fully equipped kitchens, and upscale bathrooms.  With 27 different floor plans, there’s bound to be one that’s just right for you.



What are your office hours?

Our leasing office is typically open Monday – Saturday for walk-in tours.  Tours by appointment are highly encouraged.  Check our website for current hours and to schedule a tour.

The Emory is located at 1345 14th Street, Plano, Texas 75074, in historic downtown Plano, a neighborhood with character, where walkable, urban living meets the charm of a vibrant Texas neighborhood.  The Emory is conveniently located within walking distance to shopping, dining, art galleries, coffee shops, bars, Haggard Park, McCall Plaza, culture, entertainment, major highways, and DART.



Are you near a DART (Dallas Area Rapid Transit) station?

We have quick & easy access to DART.  The Downtown Plano Station is four blocks away where the Red & Orange DART lines provide access to CityLine, Dallas, & other destinations.  Historic Downtown Plano is often referred to as Plano's cultural and culinary hub.  The Emory invites you to Live Where Plano Comes to Life.

 

Is the community near public transportation or major highways & roads?

The Emory puts you minutes from major thoroughfares including US 75 and the President George Bush Turnpike, while Downtown Plano DART Station is just a 9-minute walk away - connecting you to Richardson, Dallas and beyond. 



How far are the airports?

The Emory is conveniently located 26 miles from Dallas Fort Worth International airport (DFW) & only 20 miles from Dallas Love Field (DAL), with easy access to major highways and DART rail.



What schools are nearby?

The Emory is surrounded by educational choices, from private schools just minutes away to Plano ISD schools including Williams High School and Plano East Senior High.  In addition to strong K–12 education, the community is ideally positioned near several higher education institutions: The University of Texas at Dallas, Collin College, Southern Methodist University (SMU), and several others.



APPLICATION & LEASING



How do I apply for an apartment?

You can easily apply online through our website or visit the leasing office where one of our Team Members can assist you during office hours.  At the bottom of our website under More Info, you can read our Resident Qualification Acknowledgement, which includes details regarding our rental criteria.  Applications typically require an application fee & deposit, proof of income, and a valid photo ID.



What are the income requirements?

Applicants are generally required to collectively have verifiable income in an amount not less than three (3) times the monthly rent payable by the Residents (not including any applicable monthly concessions).   At the bottom of our website, under More Info, you can read our Resident Qualification Acknowledgement, which includes details regarding our rental criteria, including if additional requirements are needed, such as having a Guarantor.



Do you run background and credit checks?

Yes. ApproveShield will complete standard identification, income, credit, criminal, and rental history screenings.  Please contact the leasing office & speak with one of our Team Members who can explain the process.  Our Resident Qualification Acknowledgement, at the bottom of our website under More Info, includes details regarding our rental criteria. 



How long does the approval process take?

The key to a seamless application process is to have all your documents ready to upload.  After all documentation has been received, it typically takes 3 business days, depending on verification requirements.  If you are missing needed documents or there are other verifications needed, the process can take longer.



What type of lease will I sign?

The Emory uses the Texas Apartment Association (TAA) Lease because it provides residents with a standardized, professionally developed lease designed specifically for Texas rental housing. It clearly outlines the rights and responsibilities of both the resident and the community, helping provide consistency, transparency, and clarity throughout the lease term.



Is renter’s insurance required?

Yes, we require all residents who will be signing the lease to carry $100,000 in renter’s liability insurance. Before your lease begins, you’ll need to show us proof of coverage, and you’ll need to keep the policy active during your entire stay with us. If you don’t already have a provider, Homebody is a quick and easy option that meets all our requirements and they approve all our residents so you don’t need to worry about finding a provider.  You can sign up in about five minutes on their website or by calling 1.877.577.9850.  We also strongly recommend getting coverage for your personal belongings, as liability-only policies don’t cover those.  Let us know if you have any questions - we’re happy to help!



Is there an online portal for residents?

Yes, our online resident portal is where you can pay rent, submit & track maintenance requests, sign or renew your lease, view your lease & ledger details, reserve community spaces, manage renter’s insurance, rent a storage unit or bike space, and communicate with the team.



How do I pay rent?

You can easily pay rent through the online resident portal or in the office using a variety of payment methods, such as debit (ACH), credit card, echeck, MoneyGram, cashier’s or personal checks.



How do I renew my lease?

Lease renewal options are typically sent to you before the end of your lease and can be signed online through the resident portal. 



How much notice am I required to give before moving out?

Our lease requires a 60-day written notice of intent to vacate, and your move-out notice must not terminate the Lease before the end of the Lease term or renewal period.

 

Do you offer individual leases & co-living?

​We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

 

PETS



Is the community pet friendly?

Yes.  The Emory is a dog- and cat-friendly community featuring a dog park, pet wash station, and nearby parks & trails.  We’d love to help welcome your furry family members home to The Emory.  See the office for more details or read the Animal section of our Resident Qualification Acknowledgement at the bottom of our website under More Info.



Is there a Dog Park or Pet Wash Station?

Yes, there is a dog park and pet wash station so you can keep your furry family members clean and beautiful!  Some apartment homes' patios open directly onto the dog park.  There are also pet waste stations located throughout the community.



MAINTENANCE



How do I request maintenance?

Submit routine maintenance requests through the Resident Portal so those can be handled during normal business hours, Monday–Friday (excluding holidays).  Call (469) 814-0070 to report a maintenance emergency.  



How quickly are maintenance requests handled?

Routine requests are typically addressed within 48 hours unless there is a part that needs to be ordered, a third-party contractor that must be involved, there is a warranty issue that requires the manufacturer to respond, or there is another situation requiring our maintenance team’s attention.



What if I have a maintenance emergency after office hours?

Our maintenance team is available 24/7 for emergencies.  After office hours, call (469) 814-0070 and provide details to the answering service. If the issue qualifies as an emergency, the on-call Maintenance Technician will be contacted.



PARKING



Is there parking available?

Yes, The Emory offers residents several on-site parking options, including an on-site structured parking garage with first-come, first-served spaces, reserved parking spaces (for an additional charge), or EV Charging stations (payment at the station).  Contact our office to discuss available parking options to fit your unique situation.



Is there guest parking available?

Yes, there are visitor & guest parking spaces on the first floor of the garage and along the street.  They need to register with R2Park which gives them a virtual parking pass so their vehicle won’t get towed.  See the office for details.



Do you have Electric Vehicle Charging Stations?

Yes, we currently have 10 EV Charging stations, 2 on each floor of the garage.  They are used on a first come-first serve basis and paid at the station.

What amenities does the community offer?

Residents at The Emory can enjoy a resort-style pool, fitness center with free weights, community-wide Wi-Fi, 24/7 Smart Package room, co-working spaces, EV charging stations, pet spa & dog park, resident lounge, sports lounge with billiards table & shuffleboard, dining area, outdoor courtyard with BBQ grills, hammocks, fountain, fire pit, and horseshoe, storage units, bike storage, and an on-site parking garage.



Are there places to Work From Home or shared workspaces?

Yes, there is a conference room, privacy pods, a co-work space with tables, couches, and chairs.  Our Collaboration & Creativity Corners are great nooks where you can work alone or with others.  If you prefer to work outdoors, there are cabanas at the pool and seating in the courtyard. Even the dining table and lounges can be used as workspaces since there is community-wide Wi-Fi.



Where are resident packages delivered?

We use a system called the Smart Package Room which can handle 2 – 3 times more packages than a locker system and is available 24/7.  When you are notified that a package has been delivered, you scan the QR code or enter your PIN to open the package room door.  Once inside, the laser guidance system directs you to your exact package where you pick it up, confirm you received it, and go.  This room accommodates bulk & oversized packages, envelopes, refrigerated deliveries, and all types of boxes.   



What environmentally friendly features do you have?

EV Charging stations, Energy efficient air conditioning and heating controlled by the Honeywell Smart Thermostat, LED lighting, Ceiling fans in all bedrooms, and the Teal Boiler system which is more energy-efficient than traditional individual hot-water heaters because it heats water centrally and on demand, rather than continuously maintaining hot water in multiple storage tanks. This reduces standby energy loss, improves efficiency, and can provide a more consistent supply of hot water.



Can guests use the amenities?

We welcome your guests to enjoy our spectacular spaces.  To maintain a peaceful & premium experience for all residents, guests must be accompanied by a resident and there is a limit of two guests per apartment. 



Can I reserve any amenity space for a private party or event?

Yes, the Resident Lounge on the first floor can be reserved for a private party or event.  See the office for pricing and reservation details.



Are there resident events or community activities?

We love bringing neighbors together through social events and seasonal celebrations.  Getting to know your neighbors is a great way to experience our community, not just for the things you can do, but for the people you can meet.  We offer engaging resident experiences that are thoughtfully designed to bring neighbors together so everyone can feel welcome and at home.

Is there an on-site management office?

Yes, our leasing office is located on the ground floor at 1345 14th Street in Plano, Texas 75074.  Our on-site management and maintenance Team Members are eager to welcome and assist you.

Our apartment homes include washer/dryer, energy efficient air conditioning & heating with a smart thermostat, smartlock entry technology, stainless steel appliances including dishwasher & microwave, open concept floor plans, wood-grain flooring, quartz countertops, undermount kitchen cabinet lighting, dual-tone kitchen cabinetry, deep kitchen sinks with single handle sprayer faucet, luxurious bathrooms with marble-style tile, and walk-in closets with adjustable shelves. Many floor plans have private patios/balconies, soaking tubs, high ceilings, and generously sized bedrooms that accommodate a king-size bed.



Is there a Washer & Dryer inside every apartment?

Yes, a full-size washer & dryer is in every apartment.  Some floor plans offer side-by-side and some offer full-size stackable front-loading models.



What appliances are included?

Full-Size Washer & Dryer, Stainless Steel Kitchen appliances include a Microwave, Dishwasher, Disposal, Refrigerator/Freezer, Self-Cleaning Oven with Ceramic Glass Cooktops.  The deep, stainless steel undermount kitchen sink has a pull-down sprayer faucet. 

 

Do you have Door-to-door trash service?

Yes, we have valet trash service that picks up your trash at your front door Sunday–Thursday evenings.  If you have some empty, flattened boxes, just set them behind your trash container for the service to pick up.   If you miss the valet trash pick-up, there are trash chutes located on floors 1 - 4 at the end of the hallway.



Do you provide pest control?

Yes, pest control services will be performed by a licensed third-party pest control provider.  It is important that you report any pest issues right away and maintain a clean home.  Our pest control provider typically services the community once each week. Depending on when your request is submitted, it may take up to 8 days for the provider to visit and treat your home. Please understand that it may require additional treatments to resolve the issue.  Please speak to one of our Team Members if you have any questions.



Do I Need to Set Up Internet Service?


No, there is a monthly technology package fee that includes one router, one media panel, one smart thermostat, and one entry door smart lock.  There is also community-wide Wi-Fi.  This means you do not have to call and establish internet service, just plug in & play!



What utilities are residents responsible for?

Residents are responsible for establishing electricity service. Water/sewer, trash removal, valet trash, boiler management, and internet service will already be established, billed through the resident portal and added to the monthly rent.  We have a list of Fees and Other Charges at the bottom of our website under More Info.
